When a stunning bluff location became available, the new owners wanted a high performing home designed and built in a style to reflect the feel of the area’s traditional summer residences. Insulating concrete forms (ICF) used in the construction created a structure that exceeds coastal building code requirements and provides a high insulation value which allowed for the use of smaller and more efficient heating and cooling equipment. The home is designed to showcase water views from three sides and to maximize the solar orientation. Solar panels provide hot water to the home; large roof overhangs reduce solar heat gain to the interior reducing the cooling demand during the summer months. The home is “smart wired” throughout to centralize controls and increase efficiency.
